Dale Smith was wonderful to work with!

I've been a Campus Commons homeowner for 10 years. But I needed more space and wanted a garage.

When the perfect property came on the market, Dale showed me how to buy it without having to sell my home first. That was good for me because there were things I needed to do to get mine ready. But the property I wanted wouldn't wait, and I knew I’d never get it if I wrote a contingent offer.

She referred me to an excellent lender who let me borrow the equity in my current home to use as a down payment on the new one! In a multiple offer situation, Dale presented my offer in person and we got the house! This gave me the breathing room I needed to get my own home ready to sell while we were in escrow on the new one.

Then we concentrated on my house. She had a list of names at her fingertips so I knew who to call for the pest report (and who could do the work for less). We put our heads together and Dale suggested what to paint, what to leave out, and what to put away. She even brought in many of her own things to create the atmosphere we wanted.

Once we were ready, the property sold quickly before I made my first house payment on the new one! I moved from one Campus Commons address to another, right across the street! Dale is great to work with. But more than that, we became friends in the process.

Dale Smith was recommended to me by her fellow Real Estate Agent, Cynthia Kroener of Davis. I couldn't have had a better agent. Dale was very friendly, very professional and very efficient. The important thing is that I could talk to her and she listened. We compromised with my price expectation and the average price expectation for the location of the house. Dale wrote an excellent description of the house for the multiple listing. The house in fact was sold on the first day.

Dale always answered my calls and questions immediately which lessened my anxiety quotient. She always followed through on every aspect of the sale making sure the inspectors report was repaired immediately and correctly done She knew who to call for whatever repairs needed to be done. Dale was very conscientious and thorough I didn't have to worry and she made being a seller easier for me.

The purpose of this letter is to provide some excellent and well-deserved feedback on one of your outstanding agents, Dale Smith. On November 17. 2003, my house at 2437 Fallwater Lane in Carmichael closed consummating a very productive and satisfying business transaction. Dale was my listing agent and accomplished what we in the military term as service "above and beyond the call of duty," to ensure my house closed on time without complication. Her efforts demonstrated an exceptional mastery of professional skills as a realtor.

I first met Dale when she hosted an open house in our development. Her poise and positive image impressed my wife and I to the extent that we decided when the time came to market our house, Dale would be our first choice. She took our name and address and from then on continued to market herself and Coldwell Banker through direct mailings that were both entertaining and informative. In the spring of 2003, we contacted Dale to give her our intentions of selling/closing our house in early November to coincide with the closing of the house we were building. She went right to work and developed a detailed marketing plan and milestone timeline. She procured and analyzed comparative values for our house based on past sales of like houses and arrived at a price that both surprised and pleased us.

Dale then conducted several walk-throughs of our house and made comments and suggestions which she promised would enhance the positive aspects of the house and downplay shortcomings (such as size and proximity to an apartment house). We acted on these suggestions and have actually incorporated some of them into our new house in El Dorado Hills. Dale took very professional digital pictures that she included in the MLS listing and her written description of the house painted a warm, visual picture in the mind of the prospect. After setting the price and conducting the first open house in conjunction with a Coldwell Banker promotion, she invited her Marketing Masters group of realtors to tour the house to offer comments and sales price estimates. Dale shared their feedback with us and based on this input, suggested we adjust the price (which we did). The house got an offer for the listing price a week later. All told, the house was on the market for 2 weeks!!!

After having us sign the acceptance papers, she really started to work. She developed an escrow calendar with dates for inspections, repair people, appraisers, etc. She adjusted this timetable whenever we got a change from the builder on our closing date for our new house. One of her essential value-added services was to contact and schedule tradesmen who would handle miniscule repair tasks. An excellent example is when she found a roofer who would inspect, fabricate, and install a single roof tile. My chances of locating this person are two—slim and none. She also scheduled an electrical troubleshooter at a mere fraction of the cost I would have estimated.

As much as she did for us, she also assisted the buyer (who had an agent) in navigating the complexities of completing the sale. She even corrected some paperwork for the buyer's agent that would have caused delay in the closing. I am just sorry that I could not award the entire commission to Dale. Dale made contact with the buyer's appraiser and explained her rationale on the price using comparative sales data. She met and escorted the home inspector and was in the house for every appointment by an outside party. She suggested and assisted us in hosting a housewarming party whereby the buyer got to meet many of her new neighbors. She even bought the food that was served!

In summary Mr. Bronswick, our business transaction with Dale Smith and Coldwell Banker could hardly have gone better for us. Dale communicates clearly and concisely, projects a high level of expertise and special competence, is well informed on the latest trends and developments in the real estate market, and conveys a positive, professional image. I believe that Dale is absolutely the epitome of what a licensed, professional Realtor should strive to be. My congratulations and thanks go to you for having such a dynamic and skilled professional on your staff. Dear Dale,

Thank you so much for being "the Best" Real Estate Agent in Sacramento. It is all a blur now but as far as I remember. . . we called you on a Wednesday. You met with us on Thursday. suggested that we have an Open House on Saturday. . .and our house sold on Saturday for a much higher price that we expected. Goodness. ... Your assistance did not stop then.

You provided us with hundreds of new home leads, accompanied us on our search and even assisted with husband-wife stress bickering mediation. I was thoroughly impressed that you always supported both of us 100%. (How did you manage that?) You found our new home before it even went on the market with your finely tuned detective skills. With your guidance, we were able to negotiate an excellent deal on our new home.

You even smoothed over the agony of home inspection. Again, a possible "deal breaker". Again, "no problem".

Everything happened so fast. You organized our move, our buyers' move and our sellers' move so that it all proceeded like clockwork over one weekend. It did rain but I do understand that you can't control everything. The icing on the cake is that we took a two-week vacation to Costa Rica during these activities and nothing went astray. You expedited our bank loan and took care of all the details that could have caused the process to crash.. We are now all moved in. . .boxes are present but the White family is very happy. (Not to mention the two kitties. and two dogs) Not a small feat.

Dale, thank you. I could go on and on and on and on. . .but I will stop to get this letter in the mail.

We didn't just find the "BEST" real estate agent, we found a new friend.
